Conveyancing is often described as “just paperwork.” In reality, it’s anything but that.
I have been supporting conveyancers for nine years and now running my own files too while studying towards my Level 6 CLC Diploma in Conveyancing Law and Practice. I’ve seen first-hand what it really takes to move a property transaction forward smoothly and safely. It’s detailed, fast-paced and full of responsibility, and no two files are ever the same.
Residential conveyancing is the legal process of transferring ownership of a property from one person to another. It might sound simple, but behind every sale or purchase there are checks, investigations and careful coordination happening in the background.
For every transaction, we review legal documents, check the history of the property, raise enquiries, carry out identity and funding checks, liaise with mortgage lenders and communicate with other solicitors and agents. It’s a process that requires precision, organisation and constant attention to detail.
One of the biggest things I’ve learned is that property transactions can be emotional and stressful for clients. Delays can happen for many reasons e.g. waiting on paperwork / responses from third parties or long chains involving multiple buyers and sellers.
A key part of my role is clear and proactive communication. Keeping clients updated, explaining things in plain English avoiding legal jargon and managing expectations can make a huge difference during what is often a hugely stressful time in their lives.
What I enjoy most about conveyancing is that the work has a real, tangible outcome. At the end of the process, someone collects the keys to their new home or completes the sale of a property that may hold years of memories. Being part of that journey is incredibly rewarding.
I’m particularly interested in the technical side of property law, understanding title documents, spotting potential issues and seeing how historic agreements can still affect modern conveyancing today. Every file presents a new challenge, which keeps the role interesting.
Balancing full-time work with studying for my Level 6 qualification is demanding, but it’s also exciting. Each day in the office reinforces what I’m learning through my studies, and vice versa. My goal is to continue building my knowledge, strengthen my confidence in handling more complex matters and ultimately qualify as a Licensed Conveyancer.
Conveyancing may not always be visible to clients, but it plays a crucial role in protecting them and ensuring their move goes ahead smoothly. I’m proud to be developing my career at TFS, where I’m supported by experienced colleagues and also get to work alongside others who are training. Being part of this supportive team helps me feel comfortable and confident in my role, while continuing to build my technical knowledge and help clients move forward to the next chapter of their lives.
