How long does Conveyancing take?

“How long do you think it will take?” is probably one of the most frequently asked questions I hear in Conveyancing. I would love to be able to give clients a real idea of timescale but it’s just impossible, it’s almost like one of those “how long is a piece of string” kind of questions.

Don’t get me wrong, I completely understand it! People want dates, after all they have a life to organise around moving, they have work, holidays, other commitments and they just want it done. Some are also very excited and want to be in their new home which again I completely understand.

I wish more than anything to be able to be clearer on this but I just can’t. There is so much involved that we cannot control.

There are Local Authority Searches, Mortgages and just people in general (think of a chain) involved that we have to wait for. If the property is Leasehold then you also have the Landlord/Managing Agents that also need to be involved and due to that reason Leasehold properties tend to take a little longer than the average Freehold.

I think it helps when you can truly understand the process, step by step. Knowledge is Power so they say! That’s why here at Thomas Flavell & Sons we have created a guide for selling and buying that is accessible to anyone from our website. We designed them in an effort to help everyone understand what goes on during the Conveyancing process. Even if you are a seasoned “Mover” or a “First time Buyer” the guides will help anyone.

We are also more than happy to discuss this process with clients at any point during the transaction. Our aim is to keep our clients as updated as possible so they know what is happening. We don’t mind any questions so please don’t be afraid to ask us, there is no such thing as a “stupid” question. This is all part of the trust that we build with our clients so we are always on hand to answer any questions you may have about your Conveyancing transaction.
